We treat our houses as precious assets but these people do not care at the slightest. How many struggles we undergo to choose the area, choose the builder, get the loan from the bank, plan the house and it’s actually a dream come true when we really enter the place! Due to our financial and other constraints, if we let out the house, that becomes a big headache for us!

You would be surprised to find so many calendars and photographs decorating the walls, but later on you would understand that those are covering the nails driven in to your walls! There are so many alternatives these days than driving nails right down in to the walls! Only if we can ever think about it, new ideas will pop up. They would ensure western toilets are present in the house but fail to maintain them. Walls in the kitchen have oil marks in addition to the nail markings.
You would never get your rent paid on the 1st! They will credit your account at their leisure and you are lucky if it comes before 15th.
Taps would leak when they handover the house and again you should shell 10 to 15 k for these white wash/maintenance costs before you look out for a new tenant!

If you let out the house to some people known to you or some relatives, the situation becomes even clumsier! You can’t even question them at the end of the day as it will lead to strained relationship! Its always a safer bet to let out to some unknown people and discuss with them the requirements/expectations and draft the rules and signed by both the parties. Regular visits should be made to ensure that things are smooth for both the parties.
Doing these might not be a complete solution but it will atleast stop your hairs from turning gray!

I don't see this problem abroad, as they follow strict process. They have a check in list and contract rules. Tenant have to obey otherwise money will be deducted from their deposit to cover the repair cost. Guess this legarthic behaviour of tenant happens only in India.
